8 Signs It May Be Time for a New Roof

Your roof protects everything under it, but most homeowners rarely look at it. Many roof problems can be spotted from the ground or from inside your attic. Here are the signs that it may be time to consider a roof replacement.

1. Your roof is getting older

Every roofing material has a lifespan. Asphalt shingle roofs typically last around 20 to 30 years, while tile and metal roofs can last much longer when properly maintained. If your roof is approaching the end of its expected life, it's worth having it inspected even if you don't see problems yet.

2. Curling, cracked, or missing shingles

Shingles that curl at the edges, crack, or blow off in the wind are no longer protecting your home properly. A few damaged shingles can be repaired, but widespread damage usually means the roof is wearing out.

3. Granules in your gutters

Asphalt shingles are covered with small granules that protect them from the sun. If you find a lot of sand-like granules in your gutters or at the bottom of downspouts, your shingles are losing their protective layer.

4. Cracked or slipped tiles

Tile roofs are long-lasting, but individual tiles can crack or shift. Damaged tiles expose the underlayment beneath, which is what actually keeps water out.

5. Water stains on ceilings or walls

Brown stains on your ceiling, peeling paint, or damp spots inside your home are often the first sign of a roof leak. Don't wait — leaks get worse and can damage insulation, drywall and framing.

6. Daylight in the attic

If you can see light coming through the roof boards from inside your attic, water can get in too.

7. A sagging roofline

A roof that dips or sags in places can signal a structural problem or long-term water damage to the decking underneath. This should be inspected as soon as possible.

8. Moss, mold, or rot

Moss or dark growth on the roof holds moisture against the roofing material and speeds up deterioration.

What to do next

Not every sign means you need a full replacement. Sometimes a targeted repair is all it takes. The best next step is a professional inspection, where a roofer can tell you honestly whether repair or replacement makes more sense.
