Roof Repair or Roof Replacement? How to Decide
When your roof has a problem, the big question is whether to repair it or replace it. The right answer depends on a few key factors. Here's how we help homeowners think it through.
How old is the roof?
A newer roof with an isolated problem — a few damaged shingles, a cracked tile, a leak around a vent — is usually a great candidate for repair. If the roof is near the end of its expected lifespan, repairs may only buy a little time before more problems appear.
How widespread is the damage?
A small, contained problem can be fixed. Damage spread across large areas of the roof, multiple leaks, or worn material everywhere usually points toward replacement.
Is the underlayment or decking damaged?
The underlayment beneath your shingles or tiles is what keeps water out. If water has gotten through and damaged the underlayment or the wood decking below, a surface repair won't solve the problem.
Are you making repeated repairs?
If you're calling a roofer every rainy season, the cost and hassle of ongoing repairs can add up. At some point a new roof becomes the more practical choice.
How long do you plan to stay?
If you plan to stay in your home for many years, a new roof gives you long-term peace of mind and warranty protection. If you're preparing to sell, a roof in good condition can also make your home more appealing to buyers.
